Business Garden Vilnius 2nd stage

Business Garden Vilnius, an innovative business park concept

Business Garden Vilnius is conceived as a major new office and commercial hub for Vilnius which will be developed in 4 stages and will provide over 120,000 m² of office and retail space. The first stage of the project – two office buildings with 42,000 m² and an underground parking of 13,000 m² – has been completed and the premises have already been leased. The buildings have achieved the highest – Platinum – status of the international building certification system LEED. The landscaping of the complex is exceptionally people-friendly: the buildings are surrounded by various wellness, sport and recreation amenities and the lush green areas. In the second stage of the project, two more office buildings of 10,000 m² and 15,000 m² and a multi-storey car park will be built.

Location

Business Garden is located on a site of 9 ha in the Lazdynai neighbourhood of Vilnius, near one of the busiest intersections of Western Vilnius and the Lithuanian Exhibition and Congress Centre LITEXPO. It is easy to access various districts of Vilnius, Vilnius airport, the Central Bus and Train Station by car or public transport from here. Business Garden is the greenest business centre in Lithuania – apart from its own abundant green areas, the property is bordered by the Lazdynai forest of 10 ha.

Business Garden Marseille

Business Garden Marseille is officially under planning

Vastint France intends to develop ~80.000 leasable m² on 7 Ha in multiple phases, starting with submitting the planning permit in 2023. The north axis will be dedicated to park houses, and the existing south axis parking bordering the banks of the Huveaune River will transformed into a garden and the primary pedestrian entrance to the Business Garden. It will be completely pedestrian between the two axes, all connected through the 1,5 Ha protected forest at the heart of the project. The ground floors will be equipped with services indoors and outdoors, creating a engaging everyday environment for our future tenants. Vastint France acquired the existing properties at Domaine Vallée Verte as part of a broader acquisition of 16 Ha, including the existing properties at Domaine Vallée Verte.

Location

Domaine Vallée Verte is located along the A50 highway at the midpoint between Marseille and Aubagne with surface parking reserved for its employees. By car, the Domaine is 15 minutes from Marseille city-centre and 35 minutes from the Marseille Provence Airport. Marseille is creating a pedestrian-friendly bicycle highway along the banks of the Huveaune River to connect Prado beach to Aubagne centre by 2026. Strategically-placed bridges will improve access to the Barasse railway station that has a direct line to Marseille St Charles central station. The Domaine currently offers a shuttle service to the Barrasse railway station in the morning and evening.

Domaine Vallée Verte

Domaine Vallée Verte places people at the heart of its new office model

Domaine Vallée Verte consists of ~31.000 m2 in offices, light logistics and laboratories in four existing properties: Bourbon, Moka, Peaberry, Skybury. Originally a Nestlé production site, Bourbon and Peaberry are both listed buildings designed by architects Egger and Pouillon, proving an insight into the historical past of the site. The service-oriented approach of the Club Vallée Verte offers two restaurants (self-service and seated menu), conference rooms, sports facilities, crèche and conciergerie services attending to all requests. The protected forest at the heart of the Domaine motivates employees to enjoy the picnic areas and natural walk paths. Vastint France acquired the existing properties at Domaine Vallée Verte as part of a broader acquisition of 16 Ha, including 7 Ha land to construct the Business Garden Marseille.

Airport Village

Concept based on Howard’s idea of the Garden City

The 15-hectare investment site, located near the airport, will be transformed into a development with a diverse functional program. Careful analysis of the neighbourhood, traffic and acoustics resulted in an overall concept based on Howard’s idea of the Garden City. There will be apartments, offices, restaurants, small service outlets, educational and medical facilities. The designed buildings will be loosely arranged and interspersed with greenery and recreation areas. A new local centre will be created – a place that is people-friendly, open, functional, and self-sustaining.

Location

The site next to the Warsaw airport provides good connectivity to all parts of the city through well-developed road connections, including expressways, and the highway. The plot is located entirely outside the area of airplane raids, so there are no noise emissions.

Riverview II

Revitalization of brownfield site

The project is a continuation of a residential project- Riverview – located on the Motława River in Gdansk. Apartments, numerous service points, and cultural outlets will be built on the investment site. The historic buildings of the former meat factories will be revitalized and harmoniously integrated with the modern architecture.

Location

The project is adjacent to Riverview. It is distinguished by its excellent location adjacent to Granary Island and eye-catching architecture, which will be a perfect complement to the historic buildings of Gdansk.

First Business Garden in Italy

In 2021, a 4-hectare plot of land was acquired for the development of approximately 45,000 m² of offices and approximately 2,000 m² of commercial space. The intention is to build a Business Garden. Vastint is building Business Gardens throughout Europe and Business Garden Milano will be the first to be built in Italy. The team is currently working on the concept design and has started the procedure for obtaining the necessary permits for the construction which it expects to collect in 2026.

Location

The site is located in the Santa Giulia district of Milan.

Answering the needs of modern business

B10 fits in with the vibrant nature of Wroclaw’s modern business district, combining functionality, unique architecture and high quality technical and material solutions. The greenery and planned amenities complement the neighbouring Business Garden office complex. The building is an example of the use of pro-ecological solutions with particular emphasis on recyclable design, healthy materials, energy efficiency, and rainwater retention. The creation of an environmentally friendly structure also means that the design provides a high level of comfort and usability for the tenants.

Location

B10 is located at the Eastern tip of Fabryczna district, in the immediate vicinity of Wrocław-Mikołajów railway station and Magnolia, the largest shopping mall in the region. The nearest junction of the Wrocław motorway bypass is only 5 km from the property, and can be reached via the nearby Legnicka street, one of the city’s most important arteries. The Business Garden office complex is located right next to the B10 building.

Glasgow Collegelands

Mixed use development

Vastint Hospitality has submitted the planning application for a mixed-use development of a currently vacant plot at the former goods yard site: Glasgow Collegelands. Under the plans, the plot beside Glasgow’s High Street station would be transformed with the addition of a seven-storey office building and two residential blocks. Since the completion of the Moxy Hotel in early 2019, Vastint Hospitality has been working closely with Glasgow City Council to identify the optimum mix of development, routes, and new public realm. The proposals aim to transform this former industrial land into a coherent part of the city connecting the Inner East End with Glasgow Centre. The development will contain 241 apartments, 9.000 m² GFA of office space, various ground floor amenities for the residents of the development and designed landscaped areas. Glasgow Collegelands will offer comfortable, spacious, and potentially furbished apartments that can effortlessly be inhabited by young professionals or students who either plan to live alone or share an apartment. The apartments will be a mix of studios; 18%, 1-bed apartments; 43%, 2-bed apartments; 35%, and lastly, 3-bed apartments; 4%, which are considered family units. In the coming months, Vastint will submit the changes to the application to the Glasgow City Council for final approval and for obtaining planning permission.

Location

The Merchant City area in which the development is situated is 10 minutes away from the city center and close to the university campus of the city. That in combination with the area offering a great selection of shopping and food & beverage makes it an excellent location for students and young professionals to thrive. Glasgow Collegelands will be easily accessible, especially with the development of a new train station, which is planned on the southern border of the property.

Nova Silesia

Elegant closing of Katowice’s main square frontage

In the very centre of Katowice, on the site of the former Silesia Hotel, a complex will be built that will include a hotel and two office buildings. A space with a garden has been planned between the buildings, which will serve as a rest area for employees, but will also be open to city residents. The buildings, with simple, clean lines and balanced colors of the facade, will form an elegant closure of the western frontage of Katowice’s Main Square. The office buildings will be certified according to international standards for energy-efficient buildings – LEED at the Gold level and in parallel according to WELL certification criteria.

Location

Nova Silesia is located in the centre of Katowice, right next to the town square. The Supersam department store and bus stops are in the immediate vicinity of the complex. The PKP railway station is just a seven-minute walk away, while the “Spodek, the legendary sports and entertainment hall as well as the conference centre, is ten minutes away.

Gdynia’s Modernism in a modern style

The composition and details of this small-scale office building refer to the architectural tradition of Modernism, in particular the Streamlined style of the 1930s. The building was given a distinctive H-shape, which ensures that the internal space is well lit and gives a wide range of office space arrangement options. The lobby area design allows tenants to use it for business and social meetings. The materials and technical solutions used guarantee an above-average standard of office space, assuring increased efficiency in terms of reduction of energy and water consumption as well as air quality control. The building has passed the verification of multi-criteria environmental assessment and has been counted among the most sustainable buildings in Poland, receiving the LEED Platinum certificate.

Location

The office building stands at the intersection of Kielecka Street and one of the main communication arteries in Gdynia – Śląska Street. Located nearby, the Fast Urban Railway station, St. Maximilian’s Hill, the bus terminus, and the Riviera shopping centre are all within walking distance.

Stara Rzeznia

Reviving the forgotten, hundred-years-old part of town

The area of the planned project is a vestige of the former meat factory which was closed in 1990s. The concept assumes that certain contemporary architectural solutions will be combined with historical urban surroundings. On this site some buildings dating back to the turn of the 19th century have been preserved. Some of them will constitute an attractive central part of the new complex. They will be used to accommodate public, commercial and exhibition space. The remaining part of the plot will mainly be used for a hotel, office and residential space with retail area. The estimated area of the complex comprising office and residential buildings and a public space will reach approximately 80,000 m2. The project will be executed in the spirit of sustainability and will be submitted to verification in the LEED Neighborhood certification system (Leadership in Energy and Environmental Design – Neighborhood Development) as well as WELL Community.

Location

The project site is located in the northern part of Poznań’s centre between Garbary, Grochowe Łąki and Północna streets. A ten-minute walk separates it from the Old Market Square – the central point of the Old Town. The Cytadela Park, St. Wojciech’s Hill and other city landmarks are also nearby.

Vastint’s plan is to realize a 225-rooms conference hotel at Münchener Strasse in phase I and a mix of offices and parking at a later stage.

This modern business park consists of nine class A office buildings spread over a six-hectare plot. TreeCity building complex

In the heart of the business center of Amsterdam Zuidoost, there is a green courtyard with trees, plants, and shrubs surrounded by three office buildings: TreeCity. It is a harmonious workplace where tenants enjoy peace and space in the midst of an environment that is in full development. TreeCity offers many possibilities as a location for establishment with its park-like courtyard and various services and facilities. The (re)development of Leeuwenburg

With a gross floor area of approx. 64,000 m² the office building, which is situated entirely on freehold land, is one of the largest buildings in Amsterdam. Until September 2022, the building was fully let to Hogeschool van Amsterdam (Amsterdam University of Applied Sciences). Since September 2022, Hogeschool van Amsterdam has handed over the key and Vastint has started the (re)development of this project. In June 2023, Vastint completed phase 1: the demolition pase. In total, more than 5.2 million kilos of material were stripped out, 97% of which were recycled or reused! 221 tonnes were stripped out for immediate reuse. Since January 2024, Vastint has started the asbestos remediation. The building dates from the 1970s and was designed by the firm of architects Zanstra, de Clerq Zubli, Lammersma & Partners (currently known as ZZDP Architecten), which later also designed the Rembrandt Tower. In the 1970s the former Rijkspostspaarbank was the first lessee of the Leeuwenburg building.

Location

Leeuwenburg forms part of the office district known as De Omval. The Leeuwenburg office building is located at Weesperzijde 190 in Amsterdam, at a stone’s throw from the A10 ring road and in the immediate vicinity of Amstel railway station. De Omval is mainly known for the Rembrandt Tower, the Breitner Tower with the Philips head office and the Mondriaan Tower, which is home to companies including Delta Lloyd, Rabobank Amsterdam and CMS.

The project features three mid-rise office buildings, in combination with commercial and public services, all integrated in a spacious garden with designated recreation areas. Once all five construction stages are finished, the quarter will contain 300 apartments and over 20,000 sq.m² of office and commercial space. The project includes a unique concept in Riga’s historical city centre — the quarter is open to the public, with pedestrian streets running through it, retail premises and restaurants at the buildings’ street level, and a central square for socialising and public events. The quarter’s dedication to sustainable design was recognized when the building project was named “Best Commercial Project” by The Building Design and Construction Council in the ‘Most Sustainable Project in Latvia 2017’ category.

Magdelēnas kvartāls is located on a 2.5 ha site in Riga’s Quiet Centre, between Antonijas, Melngaiļa and Strēlnieku streets. The building of almost 19,000 m² was completed in 2004 and houses a Novotel hotel, European House of EU institutions and a shopping centre. The 4-star Novotel hotel provides 159 recently renovated rooms, a conference centre, a bar, a restaurant and a small gym. The Europe House accommodates all major European Union institutions present in Lithuania: the Mission of the European Commission, the Information Bureau of the European Parliament and the European Institute of Gender Equality. The shopping centre features a restaurant, a cafe, and some shops and salons focusing mainly on beauty and wellness products and services.

Location

The Novotel/European House is located at the very heart of Vilnius, on the major high-street – Gedimino avenue. The building stands in front of the Government of the Republic of Lithuania and is in a walking distance from other major governmental institutions, commercial, retail and social amenities. Implemented by Vastint in several cities throughout Europe, the Business Garden concept includes an office area, a spacious garden with zones for recreational and sports activities, a Mobility Point with parking spots for bicycles and car-sharing, as well as the Vastint Lounge. The first phase of Business Garden Rīga, commissioned in August 2019, includes two buildings with over 14,000 m² of offices. The private child day-care facility Patnis and a daytime cafeteria are also operational in the buildings. In the next phases of construction, four more buildings will be added, with nearly 57,000 m² of office space in total.

The complex is situated in a strategic location halfway between Riga Airport and Riga city centre that conveniently combines a suburban green atmosphere with quick access to a modern city’s infrastructure. Modern waterfront development in Gdynia

Waterfront is a modern, multifunctional complex located at President’s Quay in Gdynia. The development, estimated at 80,000 m², includes residential buildings, office spaces, numerous retail outlets, hotels with extensive conference and spa facilities, as well as public amenities such as a cinema and an art gallery. An important aspect of the concept is the passageways with a publicly accessible square and landscape architecture that highlights each functional zone. Classic elements known as “soft boundaries,” such as arcades and pergolas, have been used in creating the public space, ensuring it integrates seamlessly with its surroundings. The urban interiors possess a public yet intimate character, defined by a human scale that fosters a welcoming atmosphere and promotes “life between buildings.” The immediate proximity to waterfront tourist attractions and the numerous events that take place in the surrounding area make the planned development a vital element of the city’s public space.

Vastint’s first project in the private rental sector

Pastelowo includes seven buildings, with a total of 246 units ranging in size from 33 to 100 m2. Most of them will have balconies or, in the case of ground-floor apartments, private gardens. The apartments will be finished in the same style and standard, which includes fully equipped kitchens and bathrooms. Vastint also plans to retrofit all apartments with furniture. The development will also feature a separate garage building with parking spaces for tenants, bike racks, and a playground surrounded by greenery that will dominate the space between the buildings. Residents will be able to use sports fields located within the adjacent Business Garden office complex. The project will be ready in early 2026.

The site is located ~8 km from the city centre of Milan and close to Milan Linate Airport. The slender buildings with brick facades and soaring roofs refer to the historic buildings of the city. Riverview is distinguished by a high construction standard, as well as carefully designed landscape architecture, including a garden. The greenery blends in perfectly with the functional zones that provide space for rest, recreation, and meetings. Functional urban sculptures designed by Fine Arts Academy students complement the area. The residential estate, designed with pro-environmental solutions, is the first residential investment in Poland to apply for LEED certification. High energy performance was one of the important factors in the design process, and the area is lit by the energy-saving, highly efficient LED luminaires equipped with DALI control systems. All of which reduces energy consumption in the buildings by almost half. The facades are made of durable materials, which can be reused and re-utilized.

The district will be built in Starołęka by the Warta River, in the historic River Port area. 15 hectares of undeveloped industrial land will be transformed into a modern, architecturally diverse residential development. As part of the investment, several facilities have also been planned to meet the needs of living in a large city, especially in the areas of education, childcare, health care, public transport, shops, services, sports, recreation and leisure, utilizing Warta’s potential. Also chairs from the Pastoe factory, which is located around the corner, adorn the lobby, as does a table made from an old tree that once stood in the city. Vastint has acquired the old Porta Susa Train Station building, a heritage listed property dated 1856. The historic building will be restored and converted into the hotel’s main entrance, along with its common areas, namely a restaurant, gymnasium, and dedicated meeting and conference spaces. The 200-plus room hotel, on the other hand, will be newly built and will connect directly to the common areas of the existing structure. The process of obtaining building permits to redevelop the area and build the new hotel is almost complete.

This includes cycle parking, improved servicing, access, and landscaping. Moxy is a Marriott brand. Moxy offers a new way of traveling in which smaller is concentration, not reduction. In which affordability is not a sacrifice of style, nor a loss of comfort. The majority of the planned development across Newcastle Helix either has been built-out or is benefiting from planning permission. The Boutique style interior design is based on the new science district and nods to typical Newcastle icons.
