First renovation works begin at Stara Rzeznia

Vastint Poland has signed a contract with ERBUD for the comprehensive revitalisation of the first of three historic buildings in the Stara Rzeznia complex in the centre of Poznan.

Following the granting of permission, the building designated as H17 – which first served as the headquarters of the commercial department and then as a day-care centre – will be transformed into an office and service facility.

The scope of work includes renovation of the façade, reconstruction of the internal layout, replacement of windows and roof, and complete replacement of the installations to suit the new purpose.

In the longer term, the other two buildings – that once housed the management of the meat processing plant and served as the former gatehouse – will undergo a similar transformation.

We love revitalisations and always respect the original character of such spaces. Stara Rzeznia in Poznan has the chance to become a symbol of the city, and the great sentiment the residents have for it is an additional motivation for us. Although it is not a large contract from the group’s perspective, we feel honoured to be involved in such a prestigious project,” says Jacek Leczkowski, Vice President of ERBUD Group.

It will be a foretaste for the residents of Poznan of what we want to achieve on the entire site of the former meat plants. Cooperation with such an experienced contractor guarantees the success of the project,” says Michal Wojciechowski, Senior Project Manager at Vastint Poland. “It is worth adding that, literally within days, we finished cleaning works in one of the largest buildings of Stara Rzeznia, the future theatre and performance hall. We have cleared the interiors of the trappings of the communist period, i.e., among other things, of the piping, plaster, and industrial ceramics. The aim of these works was to restore the floors and walls to the condition that this building had when it was completed over 120 years ago, and to prepare for the start of proper conservation of the essence of the building,” ads Michal Wojciechowski.

The revitalisation plan for the remaining part of Stara Rzeznia is currently the subject of public consultations organised by the authorities of the City of Poznan as part of the procedure for adopting the local plan.

This overall revitalisation plan for Stara Rzeznia envisages restoring the splendour of the historic buildings and transforming this city quarter into an urbanistically coherent and architecturally interesting mixed-use complex with an estimated built-up area of over 80,000 m2. The post-industrial buildings and the new development will be used for offices, flats, cultural facilities, shops, service, and catering outlets. The diversity of functions and scale of the development will create a vibrant, socially inclusive space. The project envisages very high ecological standards for the entire architectural setting.

The area is approximately 5.5 hectares, located in the northern part of the centre of Poznan within Garbary, Grochowe Laki and Polnocna Streets. It is a remnant of the city slaughterhouse, which was shut down in the 1990s. Stara Rzeznia was designed by the city building councillor Felix Moritz and erected between 1895 and 1900.

Vastint Poland buys Arkady Wroclawskie

Vastint Poland has signed a preliminary agreement with Develia Group for the purchase of a land property in Wroclaw on which the Arkady Wroclawskie multifunctional building is located. The transaction is to be finalised by the end of August 2025.

Arkady Wroclawskie is a retail and office building located in Wrocław in the quarter of Powstancow Sl. Street, Swobodna Street, Komandorska Street and Nasypowa Street. The property includes a 4-storey shopping centre with an entertainment area, a 13-storey office building, and a 1-storey underground car park along with a parking lot.

Our investment plans for demolishing the existing complex and replacing it with a modern, mixed-use development. We have reinvested the funds we have raised from the transactions completed to date in dynamic growth in the residential segment through organic growth, acquisitions, as well as joint venture partnerships. As a result, we have significantly strengthened our position at the forefront of residential developers, and we aim to continue this trend. Arkady Wroclawskie will go to an experienced investor with a wide portfolio of mixed-use projects, so I am convinced that this quarter of the city will gain a new quality,” says Andrzej Oślizło, president of Develia.

Currently, the operations of the Arkady Wroclawskie shopping centre are being phased out and will close in the first half of 2024.

Vastint received twelve green certifications in 2023

For many years, Vastint has been building to the highest internationally recognized sustainable construction certifications, including LEED, BREEAM and WELL.

LEED (Leadership in Energy and Environmental Design) is the world’s most widely used green building rating system. Since 2022, Vastint owns 5 out of the top 10 highest scoring LEED certified buildings in Europe, with the third highest scoring in the world. And the Vastint team is working hard to maintain this position.

Over the years Vastint received in total over 100 green certificates. Out of these, many are LEED Platinum and some with a very high score of 95 points or more. In addition, the Vastint team has built some of the first sustainable buildings in some of the countries we operate in.

Vastint UK reveals plans to safeguard The Tetley Building for another 100 years

Vastint UK, the developer behind Aire Park, the 24-acre mixed-use district on Leeds’ South Bank, has revealed the first images and details of its plans for the iconic Tetley building as it looks to safeguard the landmark for another century. The exciting proposals for the 92-year-old building include the retention of the art deco façade and opening up the basement and ground floor for new food, drink and event spaces alongside 1,212 m2 (over 13,000 sq ft) of office space. The new images and plans which have been shown for the first time today at a public engagement event taking place at The Tetley and are available online at airepark.co.uk, also reveal roof terraces, a new cellar bar and restaurant, and the retention of many historic features, including the war memorial and Tetley Boardroom. The fully revitalised Tetley Building, which Vastint UK acquired from Carlsberg in 2022, will be the crown jewel and focal point for the Aire Park district, which includes a new 3.5-hectare city centre green park, up to 1400 news homes and 85,000m2 of office space. Vastint UK is welcoming comments from the public until late December with a planning application expected early in 2024. The proposed plans include:
  • The basement level being transformed into a bar and restaurant area and opened up to the public for the first time in the building’s history
  • The ground floor to feature a new food hall as well as new amenities including Changing Places facilities
  • The first-floor plans show an event space and business lounge
  • Office space will appear on the second and third floors of the building
  • An extension will be added to the eastern façade of the building, which has traditionally always been connected to other buildings within the brewery complex
The building will also be designed to be highly efficient and bring the Tetley Building up to modern sustainability standards. Simon Schofield, Head of Development North at Vastint UK, said: “The Tetley is an iconic building within Leeds and we’re excited to finally reveal our plans for its future. GBT returns to Atlas ArenA Amsterdam

Vastint Netherlands’ Atlas ArenA Amsterdam has concluded a new long-term lease with GBT for 600 m² of office space. On 1 October 2023, GBT moved into its offices on the sixth floor of the Asia building, located at Hoogoorddreef 5 in Amsterdam Zuidoost.

American Express Global Business Travel (GBT) previously leased office space in the Atlas ArenA complex and has now returned after a period of two years. Its parent company AMEX has been leasing office space in the America building at Atlas ArenA to its full satisfaction for the past 13 years. Both companies have therefore been familiar for some time with the possibilities Atlas ArenA has to offer.

Cardiff Council approves regeneration plans for Vastint UK’s Embankment site in Cardiff

Vastint UK’s plans for a new mixed-use district in Cardiff have been approved by Cardiff Council, subject to conditions. The Embankment Site will see 47 acres of underutilised brownfield land to the south of the City revitalised, providing 2,500 homes alongside 54,000sqm of business space and opportunities for leisure, hospitality and retail. The proposals will open up the riverside with a new park and green spaces providing pedestrian and cycle links. The redevelopment will enhance connectivity between the communities of Butetown and Grangetown, the City centre and Cardiff Bay. Three new tenants join the Business Garden Riga community

Three new tenants have started working in the office campus Business Garden Riga developed by Vastint Latvia – forestry group Baltu koks, alcoholic beverage producer and distributor Anora, and hybrid working company IWG, which has opened the international Regus brand workspace center Regus Business Garden in partnership with Vastint Latvia.

For all three tenants, Business Garden was the obvious solution when looking for modern office space. The key consideration, along with sustainable solutions, a comfortable working and leisure environment, and the many advantages available to the tenants, was the convenient location of the office complex, which is equally accessible from the city centre and the airport.

Vastint Latvia starts construction of the third phase of Magdelēnas kvartāls

On 13 October this year, a time capsule with a message for future generations was placed in the foundations of the future residential building at 4C Strēlnieku Street, symbolically launching the construction of the third phase of Magdelēnas kvartāls.

The ceremony was attended by 60 guests, who were addressed by Romāns Astahovs, Managing Director of Vastint Latvia; Juris Mitenbergs, founder and leading architect of the AB3D architectural office; and Sergejs Frolovs, executive director of Būvuzraugi LV and main construction supervisor of the project.

“Today we are continuing the story of the development of Magdelēnas kvartāls that started several years ago.  Alongside the numerous expert awards received by the first-phase buildings, the most evident appreciation of our effort is the high demand for apartments in the now fully sold-out quarter. This proves that we are on the right track and inspires us to continue pursuing the development of the quarter. Together with the construction of the second phase, which started this spring, the rental building at 4C Strēlnieku Street will clearly mark the edge of the quarter, turning the current void into a modern and well-maintained environment with everything needed for fulfilling life, work and leisure,” said Romāns Astahovs, Managing Director of Vastint Latvia.

The project of the residential building at 4C Strēlnieku Street was developed by the winner of an open architectural competition organised by Vastint Latvia: the AB3D architectural office headed by architect Juris Mitenbergs. The building will offer for long-term rent 57 fully equipped modern apartments, providing uncompromising comfort, energy efficiency and safety in accordance with Vastint’s international quality standards.

Pēteris Spuriņš, architect at AB3D, described the new project as a contemporary interpretation of the historic architecture of the Quiet Centre in Riga. “By putting humans at the centre and avoiding both monotony and excessive decorativeness, our aim was to achieve a result with high functional value and emotional impact, which could serve as a model for contemporary architecture respectful of tradition,” the architect emphasised.

Sergey Frolov, construction supervisor for the second and third phases of Magdelēnas kvartāls, said at the ceremony that year after year the quarter has demonstrated strategic and thoughtful development of the most important part of Riga’s Quiet Centre, meeting the needs of modern individuals and families for quality housing, workspaces and easily accessible services. “This synergy allows the residents of Magdelēnas kvartāls to live a fuller life with less time spent commuting. The new apartment block at 4C Strēlnieku Street is a modern residential building that marks the boundary of the quarter from Antonijas Street to Strēlnieku Street and is yet another opportunity to make Riga a better place to live”, Frolovs concluded.

To ensure energy efficiency and sustainability, the building at 4C Strēlnieku Street will be constructed from three-layer prefabricated reinforced concrete with a layer of thermal insulation incorporated into it. The production of the concrete in a factory-controlled environment with a uniform climate means higher precision and better thermal insulation. As a result, the building will boast an ultra-low thermal energy consumption of 38 kWh/m2 per year and is set to qualify for an A-level energy performance certificate.

Residents’ comfort will also be ensured by high-quality sound insulation, individual air handling units with up to 85% heat recovery, trusted fire safety solutions and an automated building management system (BMS).

The construction of the rental building at 4C Strēlnieku Street is a continuation of the development of Magdelēnas kvartāls, which started in 2015. Two first-phase buildings totaling 116 apartments were completed in 2018, and the construction of the second-phase office buildings at 17 and 21 Antonijas Street is currently underway.

Magdelēnas kvartāls is a new type of living and working space in the Quiet Centre of Riga, offering modern housing, Class A offices and easily accessible services for a fulfilling life. Vastint Poland’s K2 office building achieved WiredScore Platinum rating

Vastint Poland achieved WiredScore Platinum certification for the K2 office building in Gdynia. WiredScore evaluated the property, examining factors related to infrastructure sophistication, operational efficiency and, finally, the building’s ability to provide users with optimal connectivity solutions. K2 is the first in the Tri-City area, and the 61st building in Poland certified under this system.

K2 has joined the league of nationally and internationally recognized WiredScore certified buildings. In today’s world, digital connectivity is critical to more than just the way we work. In an increasingly technology-driven economy, connectivity has also become one of the most important criteria for tenants choosing office space. Vastint has partnered with WiredScore to measure, improve and evaluate the digital connectivity solutions used in the K2 office building. Finally, the building achieved WiredScore Platinum certification. Among the aspects that are important from the point of view of tenants and user experience, two solutions are noteworthy.
