Vastint Netherlands buys building complex at Stationsplein in Haarlem

Vastint Netherlands has acquired the ownership of the Beresteyn building complex on Stationsplein in Haarlem from the vendor Pinnacle.

The multifunctional complex with a total floor area of 36,400 m² consists of 6 building sections with 448 parking spaces. It is situated at a superb central location in the heart of Haarlem, immediately opposite Haarlem railway station. A bustling location with excellent accessibility and great potential. The complex comprises apartments, retail, offices, catering establishments, a car park and the Beijneshal sports hall.

Vastint Netherlands intends to redevelop the complex in due course and has ample experience, both nationally and internationally, with such large multifunctional development and redevelopment projects.

‘Office Lease of the Year’ award for Business Garden Bucharest

During the CIJ awards gala, Vastint Romania received the award ‘Office Lease of the Year’ for a transaction concerning Business Garden Bucharest.

Even though 2020 was a challenging year, Business Garden Bucharest has managed to be the best in class. At the beginning of the year, building A received LEED Platinum certification with the highest score in Romania, the second best score in Europe and third worldwide in the Core and Shell category.

It’s great features, quality and premium finishes are highly appreciated during the leasing process and reason for Banca Comerciala Romana to lease over 14,000 m2 in building A. This transaction brought Vastint Romania the prize awarded by CEE Construction and Investement Journal, held online early December, for ‘Office Lease of the Year’.

Vastint Belgium’s Elite House has been awarded LEED Platinum

Vastint Belgium has received a LEED Platinum certificate for Elite House in Brussels. With 89 points it is the highest scoring LEED certification in Belgium and second highest in the Benelux. Only two buildings in the whole of Belgium are LEED Platinum certified; Elite House and Courtyard by Marriott Brussels EU. Both buildings are owned by Vastint Belgium.

Elite House offers 3,500 m² retail area, 3,200 m² office space and 250 m² residential area and is well connected to the city’s main public transport hubs. It is located in one of Brussels’ busiest and most popular districts, attracting thousands of passers-by on one of the most popular shopping streets in the Belgian capital.

The building has recently been rebuilt to meet modern and sustainable standards. The stylish façade seamlessly blends a classical look with state-of-the-art functionality. However, a building is much more than its exterior look, which is why Elite House was designed to be modern and sustainable – genuinely timeless.

From the very beginning a sustainable approach was taken. During the design and construction process, Vastint Belgium used many practical and measurable strategies to create a sustainable and healthier environment for the building’s users. Water use reduction, a green roof, rainwater retention, green electricity, good accessibility and an excellent indoor air quality are just a few of the attributes on the list.

Moxy Essen City and Residence Inn Essen City open their doors

Vastint Hospitality completed the development of a brand new 176-bedroom Moxy Hotel and a 92-keys extended-stay hotel Residence Inn by Marriott in Essen, Germany. On Wednesday 18 November the opening of both hotels was celebrated together with its operator Hotel Co 51.

Location

The dual branded building is located at Gildehofstrasse 10 in the city centre with its main shopping streets and facilities, and only 200 meters away from the main railway station Essen Hauptbahnhof. This railway station provides long distance services as well as regional trains and the S- and U-Bahn. From this station it takes only 5 minutes to get to the Messe exhibition centre and approximately 25 minutes to get to Düsseldorf airport.

Moxy Essen City

Moxy Essen City offers a wide range of amenities. The bright and open lobby layout is paired with contemporary furniture. Vastint Poland’s Riverview is the first housing estate awarded a LEED certificate in Poland

Vastint Poland has received the LEED Gold certificate for the Riverview housing estate in Gdansk. Besides its interesting architecture expressing respect for the historical heritage of the site, the list of attributes of this residential project also includes compliance with the concept of ​​”green” construction. The new estate is the first project of Vastint Poland on the domestic residential market and the first to receive LEED certification in its category in Poland. While working with the LEED program, Vastint Poland used many practical and measurable strategies to create a sustainable and healthier environment for the residents of the estate.

Roger Andersson, Managing Director of Vastint Poland says: “In all our commercial projects, we make sure that the highest criteria for sustainable construction are met from the very beginning. In the case of our first residential investment, this premise was equally important. Our buildings become a part of human life, so they must be friendly to the inhabitants and the natural environment, so that the quality of life does not decline over the next generation. The certificate confirms our pro-ecological approach and the use of low-emission solutions.”

One priority element in terms of meeting the environmental certification requirements was to achieve high energy performance in the buildings. The architects focused on introducing compact volumes, ensuring the proper ratio of the buildings’ cubature to their footprint. The energy model was positively influenced by the limitation of the area of ​​external walls as well as the location of glazing and the proper selection of surfaces. The functional glazing protects the interior against overheating during the summer season and provides the right climate for comfortable use of the apartments. The implemented solutions reduce the annual load of solar radiation by over 45%.

An additional reduction in electricity consumption was achieved by using energy-saving, highly efficient LED luminaires. Some of these are equipped with the DALI control system, which, in conjunction with motion detectors, changes the light intensity depending on needs and external conditions. These efforts have reduced energy consumption in the buildings by 47% and reduced carbon dioxide emissions by 50% during construction and operation, which corresponds to the removal of 1,830 cars from traffic.

Perhaps the most visible feature of a sustainable approach is the facades. They are constructed of durable materials, such as aluminium, wood and clinker brick. In addition to the high thermal insulation coefficient and the ease of maintenance of the facades, an important aspect in their favour was also the possibility of reuse and reutilization as opposed to complex, cheaper plastic solutions. In addition to the above-mentioned, the list of building and finishing materials also includes raw materials extracted in a non-predatory manner as well as from renewable sources and with a low emission rate of volatile organic compounds with a negative impact on health and the environment.

Tomasz Okuszko Project Manager Vastint Poland explains, “We tried to make the building materials as natural and as locally sourced as possible to reduce heavy transport to the construction site. Proponents of this way of thinking will also be pleased with the fact that at all stages of construction a waste segregation and recycling program at the level of 75% has been implemented.”

The landscape values ​​of the estate deserve attention. The inner courtyard was differentiated according to its functional division. It comprises a relaxation zone, a playground for children, and an integration space for residents, among others. Each area has individualized garden furniture, surfaces, and landscape design. The richness and variety of plantings is an important element positively influencing the perception of the buildings. Vegetation perfectly adapted to the local environmental conditions was used, including 84 adult trees, 6,000 shrubs, and over 13,000 flowering perennials planted in an area of ​​over one hectare. The vast majority of plantings are installed in a “green roof” system. There is also a water storage reservoir within the garden, which reduces the risk of flooding in the event of heavy torrential rains.

The last but very significant element of the project is the internal installations designed in such a way that the buildings fully deserve to be called ecological structures. Acoustic solutions used, including above-average acoustic parameters for the external walls and ceilings, ensure the comfortable functioning of the apartments.

Planning approved for new offices, shops and restaurants at Vastint UK’s Aire Park in Leeds

This month, Vastint UK secured planning consent for 28,000 m2 of commercial space for its Leeds Aire Park district. Set across two buildings ranging from six to eight storeys. The space forms part of the first phase of the development to be delivered alongside a new city centre park.

Unusually, the new offices will be built speculatively, with ground floor flexible space available for shops, gyms, restaurants, and cafes. Designed by international design practice Ryder Architecture, the buildings will frame a new, outdoor events space; a hard and soft landscaped yard bounded by the iconic Tetley building and the Grade II listed Salem Chapel and connected to the main park area of Aire Park.

Andrew Cobden, Managing Director of Vastint UK, said: “By planning and building for the long term, we have included these key commercial spaces within our plans for Aire Park to be used by businesses and the local community for years to come as a place to work, shop, eat and relax. The staff and visitors who will use these spaces will help to establish a thriving community within Aire Park, creating a unique, urban district.”

Construction of the two buildings is due to begin in spring 2021 and will complete in 2022.

Vastint Lithuania has signed a 10-year lease agreement with Ignitis Group

On November 12, Vastint Lithuania has signed a long-term agreement with Ignitis Group for more than 10,000 m2 office lease in the Business Garden Vilnius office complex. Ignitis Group is a state-owned energy company and one of the largest energy groups in the Baltic region. The group’s core activities include power and heat production and supply, power and natural gas trading and distribution, and power system maintenance and development. Group companies operate in Lithuania, Latvia, Estonia, Poland and Finland. The signed agreement is remarkable due to the facts that this is historically the largest deal signed by a state company and one of the largest deals in Vilnius in year 2020. Moxy Chester opens its doors

Vastint Hospitality completed the development of a brand new 194-bedroom Moxy Hotel with 24 on site car parking spaces in Chester, UK. On Wednesday 11 November the opening of the hotel was celebrated together with its operator Hotel Co 51.

Moxy Chester is located at the city’s canal, opposite of the Shot Tower and within walking distance to Chester railway station and the historic city centre.

The bright and open lobby layout is paired with contemporary furniture. The ”Plug and Meet” gathering areas provide modern ergonomic seating and large writing walls. The lobby also boasts a state-of-the art video wall and 24/7 Food & Beverage offering a wide selection of snacks and drinks. Other hotel amenities include healthy continental breakfast, an evening bar featuring wines by the glass and local brews. All bedrooms are equipped with 42 inch flat screen televisions, build in USB ports and free WiFi.

Hotel Co 51

Out of the over 20 hotels operated by Hotel Co 51 across Europe, Moxy Chester is the second new hotel to open. The very first new hotel to open was Moxy Brussels City Center on Monday 7 September 2020. Later this month, Hotel Co 51 plans to open a dual brand property in Essen which comprises a Moxy Hotel and Residence Inn by Marriott.

The first existing hotel to reopen was the Courtyard by Marriott Gdynia Waterfront in Poland in August 2020, followed by Moxy Berlin Ostbahnhof and Moxy London Stratford.

Courtyard by Marriott Chester

Earlier this month, Vastint Hospitality was granted full planning approval for a second hotel in Chester. This hotel will be operated by Hotel Co 51 too.

The planning approval allows for a hotel development comprising 190 rooms and a commercial unit of 144 m2. The start of construction of this Courtyard by Marriott hotel is planned for next year and the opening is expected in 2022.

Vastint Latvia begins construction of a multi-storey car park in Mārupe

Vastint Latvia has begun construction work on a multi-storey car park at 27 Daibes Street in Mārupe. The facility will offer parking spaces for the residents of the adjacent Lindenholma residential quarter and surrounding areas as well as for employees and visitors of Business Garden Riga. The three-storey car park will provide more than 400 parking spaces in total, including 15 spaces for disabled and 27 spaces for motorcycles. Construction work is planned to be completed in summer next year.

In 2009, Mārupe municipality approved a detailed plan for the area to be developed by Vastint Latvia. As part of this plan, the first phase of the Business Garden Riga office campus has already been built, and the construction of the first stage of Lindenholma residential quarter is ongoing. The multi-storey car park currently underway is part of the approved development plan for the area, guaranteeing high-quality, sustainable infrastructure that will be beneficial for its surroundings. It has been designed by the architectural firm Linia and the architects Arvīds Līkops and Kristaps Blaubergs.

“Our aim in this project was to find a balance between rational planning of space, ease of use and incorporation into the surrounding environment. One of the main tasks was to create a building which not only fulfils its functions, but also provides aesthetic value added for the existing quarter”, explains one of the project’s designers, architect Arvīds Līkops.

The open-air building will ensure natural ventilation and reduce energy consumption. Part of the roof is envisaged in such a way that the majority of the parking spaces on the top storey will be sheltered from precipitation and the sun’s rays. The design will also lessen the extent of the car park visible from the upper floors of nearby buildings. The car park will also include both open-type and lockable bicycle racks, and charging points for electric cars. To enhance the accessibility of the parking spaces, two lifts will be installed for the convenience of users.

Similar to other projects developed by Vastint Latvia, the car park on Daibes Street has received special attention in regards to landscaping; the building will be complemented by lush greenery, which will play not only a visual but also a practical role. It is planned that the placement of the building, the landscape around it, as well as the trees and bushes in combination with sunshades on the facade, will physically screen the car park from the streets, reducing the impact of noise, emissions and light from cars in the surrounding area.

Vastint Hospitality granted planning approval for Courtyard by Marriott hotel in Chester

Vastint Hospitality is delighted to have been granted full planning approval for a new Courtyard by Marriott hotel in Chester, UK. The planning approval allows for a hotel development comprising 190 rooms and a commercial unit of 144 m2.

The hotel will be located next to Chester railway station as part of the Chester City Place Masterplan which is within walking distance of the historic city centre of Chester.

The team is currently working on the detailed design next to ongoing site investigations. Construction start is planned for next year and the opening is expected in 2022.

Vastint Lithuania acquires sites next to Business Garden Vilnius

Vastint Lithuania has acquired several sites, with a total size of more than 28,000 m2, next to Business Garden Vilnius, enabling plans to extend the office complex project. This third stage of the Business Garden will comprise several buildings offering approximately 60,000 m2 of leasable area. The acquired sites are located across the street from the first two stages of Business Garden Vilnius and are connected by an underground pedestrian passage. When finished, all stages will create a new Vilnius business district with more than 120,000 m2 of new and modern office space, a wide offer of amenities and a well-designed green environment for recreation and sport activities.
