Business Garden Poznan leases over 6,500 m²

Vastint Poland has secured lease extensions with existing tenants and signed agreements with two new companies at the Business Garden Poznan office complex. Among the firms that chose to stay are Miele, NTT Data and PKO Bank Polski.

Miele, which has been part of Business Garden Poznan for the past five years, extended its lease for nearly 2,700 m². PKO Bank Polski also opted to remain in the complex, maintaining its Poznan branch and office space of approximately 1,200 m². NTT Data renewed its lease as well, continuing to occupy more than 1,300 m².

Agro Siec Maszyny is also continuing its growth in the complex, expanding its office by an additional 380 m². At the same time, two global companies including Merck Life Science – representing the pharmaceutical and life science industry, have joined the tenant community.

Located in Poznan’s Grunwald district, Business Garden stands out – similar to Vastint’s sites in Warsaw, Wrocław, Bucharest, Vilnius and Riga – for its human-scale, low-rise architecture and extensive greenery. Its solutions enhancing energy efficiency and reducing environmental impact have earned the complex a LEED Platinum certification. Tenants benefit from a spacious garden with sports fields, as well as a wide range of onsite services including a fitness club, canteen and medical clinic. A significant convenience for employees is the onsite kindergarten.

Business Garden Poznan offers a total of 88,000 m² of leasable space. Vastint remains the owner and active manager of five out of the nine buildings within the complex. Adjacent to the site, the company is also developing Pastelowo – a residential project featuring 246 fully equipped apartments for long-term rental, with the first residents set to move in during the first quarter of 2026.

With 30 years’ experience in the development sector, Penny comes to us with an exciting background. She is a Chartered Surveyor and served as Head of Development at Unibail-Rodamco Westfield in her previous role. Prior to that, she led residential and mixed use projects at Stanhope, Hammerson and Taylor Woodrow Capital Developments in a wide range of developments in Central London and across the UK.

With her experience, energy and leadership, we are confident she will be a great addition to the Vastint team.

Penny succeeds Stephen Lindley, who we would like to sincerely thank for his 14 years of dedication and commitment to Vastint – both as MD and in his previous role as Head of Finance – and for his valuable contribution over the years. Vastint will miss him.

Business Garden Vilnius enters its second development phase

The second phase of Business Garden Vilnius is underway, marking a new stage in the development of the business park. As part of this phase, two new office buildings will be constructed: a five-storey building of approximately 10,000 m2and a seven-storey building of approximately 14,000 m2. Completion of the second phase is planned for early 2028.

Following the strong performance of the first phase, with Buildings A and B reaching 99% occupancy, the project continues to respond to market demand for high-quality work environments that support wellbeing and community. The new buildings will complement the existing architecture, maintaining the identity of the business park while completing its overall architectural composition.

In addition to new office space, the second phase includes the completion of the landscaped garden, increasing the total number of plants across the site to around 70,000. Underground parking infrastructure will also be expanded, bringing the total number of parking spaces within the business park to over 1,800, further improving accessibility and convenience for tenants and visitors.

 

Vastint Romania organized the fifth edition of the Blood Donation campaign

Vastint Romania, in partnership with Digi Group, organized the fifth edition of the blood donation campaign held under the “December of Giving” umbrella. The event took place at Business Garden Bucharest and brought together 70 donors. This year’s edition was carried out under the message “Make someone’s Christmas possible”, with all available donation slots fully booked within the first three hours after the campaign was announced, reflecting the strong engagement of the community. In December 2023, Vastint Romania became the first private company to join Digi24’s national campaign. Since then, we have organized five successful blood donation initiatives, engaging more than 300 employees and collaborators from tenant companies and supporting the collection of over 135 liters of blood. “Reaching the fifth edition of this campaign is especially meaningful for us, because it shows how blood donation has become a natural and constant expression of civic responsibility within our community. At Business Garden Bucharest, we have always believed that an office project should be more than a workplace. It should be a place where people care about each other and feel encouraged to get involved. The strong engagement we’ve seen in previous editions gives us the confidence to continue and grow this initiative. We are happy to move forward alongside the Digi Group, a partner with whom we share values and a common vision of creating positive, long-term impact. This campaign is also part of a broader calendar of activities dedicated to our tenants, a program that expands and evolves year after year,” said Eliza Onică, Senior Marketing Manager, Vastint Romania. The blood donation campaign is part of a broader corporate social responsibility and community strategy implemented by Vastint Romania. Other initiatives that have been very well received by partners and tenants include fundraising for the Umabel Association during the annual football championship, book donation drives for children and schools in need organized under the “December of Giving” umbrella, the Impact Autism Fair hosted in both office projects, as well as Vastint Romania’s involvement as the first real estate developer to support the revitalization of the Dâmbovița River, in partnership with the Ivan Patzaichin Association and Nod Makerspace. “Looking ahead to next year, both at Business Garden Bucharest and Timpuri Noi Square, our focus is on continuing to grow and diversify the range of activities, amenities, and services we offer to our community. The level of tenant engagement has been extremely encouraging, with strong participation in our in-house events. This positive momentum gives us the confidence to take the next step. Next year we will open a fully equipped conference center at Timpuri Noi Square, featuring 400 m2 of indoor space and a 300 m2 private terrace. The project is currently in its final development phase and will soon become fully operational, welcoming not only our tenants but also external companies. Blood donation is not only an altruistic gesture but also an action that benefits both patients in urgent need and the donors themselves. In addition to the satisfaction of saving lives, donors receive vouchers worth 280 RON, a day off from work, public transport discounts, and a comprehensive set of free medical tests. A single donation can save up to three lives, with 450 ml of blood collected during each procedure.

More companies will enjoy sea views from their offices at Waterfront I

New companies are moving into the building delivered in the first phase of the Waterfront development in Gdynia, still largely occupied by PKO BP bank. In total, they have leased 2,000 m² of workspace, reaffirming the attractiveness of the only office building in Poland located directly on a port quay, offering unobstructed sea views. The largest new office in the building will be taken by DP World – one of the world’s leading port terminal operators. In the heart of Gdynia, right next to Skwer Kościuszki, Vastint has been developing the multifunctional Waterfront project for years. Its unique location and the mix of functions across the buildings create excellent conditions for business development. The first completed stage consists of the Courtyard by Marriott hotel and an office building whose main tenant is PKO BP. The Gdynia office of Poland’s largest bank occupies 6,000 m² in Waterfront I, following last year’s lease renewal after 10 years. The remaining space has been taken up by new tenants – the largest among them is DP World, a global leader in port terminal operations and smart supply chain solutions, especially in maritime transport. In Waterfront, the company will operate an office of over 1,100 m². Other new tenants at Waterfront have chosen the Ready Flex concept – short-term leasing of fully equipped office modules, in this case totaling almost 1,000 m². This summer, Scale Aquaculture Poland – a local branch of Norwegian aquaculture company – moved in. Next door, Martico Poland, specializing in logistics and comprehensive supply chain services, especially in the area of container transport, opened its new headquarters. On the sixth floor, renowned architectural studio APA Wojciechowski Architekci has recently opened its new office. The building also welcomed Kancelaria Grela. “We are pleased that ten years after the first Waterfront building was opened, it remains just as attractive to tenants. We are seeing strong interest in the Ready Flex formula in particular, which allows for more flexible leasing terms. The building’s appeal is further strengthened by the fact that it is the only office building in Poland located directly on the quay, with uninterrupted sea views,” says Marcin Faleńczyk, Senior Leasing Manager at Vastint Poland. All Waterfront office buildings have been designed in line with LEED certification standards. Their pro-environmental character is reinforced by solutions enabling efficient energy use, recycling, and other sustainable practices. One year ago, Vastint completed the second phase of Waterfront – an important part of the revitalisation of this part of central Gdynia. Designed by the award-winning studio JEMS Architekci, it includes two office buildings, two residential buildings with more than 120 apartments, as well as retail units on the ground floors. The greenery, pathways, and small architectural elements evoke maritime themes, creating a welcoming atmosphere for employees, residents, and visitors. The final, third phase of Waterfront envisions the construction of more offices, hotels, a cinema, a cultural pavilion and attractive public spaces that will further enrich the area. Sea views, access to the marina, proximity to the Music Theatre and the beach are just some of the advantages of this location, which continues to attract both Gdynia residents and tourists.

Vastint UK receives approval to safeguard, restore and evolve The Tetley for future generations

Vastint UK has received planning permission for its ambitious plans to refurbish and extend the iconic Tetley building at Aire Park, a 24-acre mixed-use project in Leeds. The proposals, which not only guarantee the future of the 92-year-old building but also increase the building’s accessibility so that it can be used by all, will see the retention of the art deco façade as well as the opening up of new areas to the public for the first time. Vastint UK’s ambition to preserve the history of the building goes beyond bricks and mortar. The plans continue The Tetley’s long-standing connection with both culture and commerce, with the upper floors earmarked for event space and 1,200 m2 of office accommodation. The plans which have received planning permission from Leeds City Council show the Tetley boardroom will be restored, with the original wood panelling and parquet flooring retained. Alongside this the basement, previously connecting the building with the wider brewery site, will be brought into active public use for the first time and the ground floor will be home to market hall space and amenities. As part of Vastint UK’s commitment to inclusivity, the Tetley will also feature Changing Places facilities, which have been specifically designed so that everyone, regardless of their access needs or disability or reliance on assistance of carers or specialist equipment, can use a bathroom facility. Prior to the refurbishment works starting, Kirkstall Brewery which has been operating out of The Tetley building since April 2024 will vacate the premises later in 2026. This will allow Vastint UK to begin work bringing the historic building up to modern standards, and major improvements to its energy performance. The designs look to balance new modern essentials whilst retaining important historic aspects of both the interior and exterior of the building, including the Tetley Boardroom on the second floor. The designs also include plans to replace the single storey extension to the north of the building with a new two storey extension which will include an accessible roof terrace overlooking the Tetley Triangle public realm. Atlas ArenA Amsterdam extends lease with Revalidatieplanners for 500 m²

Atlas ArenA Amsterdam has extended its lease agreement with Revalidatieplanners for 500 m² of office space in the Europe building at Hoogoorddreef 11 in Amsterdam Zuidoost. With this extension, Revalidatieplanners reaffirms its satisfaction with its location at Atlas ArenA Amsterdam. From 2028 onwards, the Europe building is scheduled to undergo a large-scale sustainability upgrade, supporting the broader ambition to further future-proof the Atlas ArenA campus for existing and future tenants.

WELL Certification for B10 office building in Wroclaw

B10 is now one of the highest-rated office buildings in Wrocław across the market’s most recognised certification systems. Joining its existing environmental LEED certification and technological WiredScore rating, the building has now received the WELL certificate at the highest Platinum level. The WELL Building Standard focuses on how the built environment affects people – their health, wellbeing and productivity.

B10 is located on Bolkowska Street next to the Wrocław-Mikołajów railway station and adjacent to the Business Garden office centre. Both complexes were designed by the same architectural studio – APA Wojciechowski – ensuring a coherent, human-centred character of the entire development.

The WELL Platinum certification awarded to B10 covers the office section, which offers 14,000 m2 of workspace across five floors. It is the first Vastint building to achieve this certification – and one of only nine buildings in Poland to hold such a high score.

“Although this is the first time we have applied for a WELL certificate, it perfectly reflects our long-held approach to designing and managing properties across 35 years of Vastint’s operations in Europe. WELL certification confirms what has always been most important to us – creating buildings where people simply feel better. In B10 we focused on natural light, healthy materials, flexible layouts and amenities that support the daily rhythm of work,” says David Pettersson, Development & Construction Manager at Vastint Poland.

B10 is characterised by a façade in shades of grey, typical of a calm, Scandinavian-inspired design. The interiors are shaped around the everyday needs of users. The H-shaped layout, high windows and column-free spaces allow for bright, adaptable work areas tailored to multiple workplace models.

The ground floor features a welcoming lobby designed by the London-based turnerbates Design & Architecture studio – a place to meet, relax and recharge. Cyclist-friendly facilities – including lockers, showers and comfortable bike parking – as well as electric vehicle charging stations – support sustainable mobility.

B10 incorporates solutions that benefit both the environment and users’ health & wellbeing, with a strong focus on recyclable construction materials, energy efficiency and rainwater retention. The building includes LED lighting with motion sensors, fixtures reducing light pollution, and high-performing insulation – including a roof covered with a special membrane that helps mitigate the urban heat island effect. Water-saving fittings further reduce consumption.

Adjacent to the office building is the Element by Westin hotel, offering 115 rooms designed for both short- and long-term stays.

In addition to the WELL certification, B10 also holds the environmental certificate LEED v4 Core & Shell on Platinum level – one of only three buildings in Poland – as well as the WiredScore Platinum rating, highlighting the highest standard of digital infrastructure. The main tenant of the office space in B10 is KRUK S.A., which has leased 6,000 m2.

On October 22, something special happened at Atlas ArenA Amsterdam. During the Amsterdam Dance Event (ADE), one of the office buildings at Atlas ArenA transformed into a real club for the very first time. It marked the first-ever ADE event to take place at an office location in Amsterdam Zuidoost.

The evening brought together a vibrant mix of tenants, local residents, business partners, and social initiatives. And that’s exactly what we believe in: that an office can be so much more than a place to work from nine to five. During the day, our campus is full of professionals and ideas; in the evening, it can become a space for creativity, connection and community.

Under the motto “What better way to foster connection than through music?”, DJ Burak Yeter and friends delivered an unforgettable live set that made the campus pulse with energy. Even AT5, Amsterdam’s local news channel, stopped by to capture the atmosphere as Atlas ArenA joined the rhythm of ADE.

The event was made possible through our collaboration with Poortstage and UseSpace — partners who, like Vastint, are dedicated to opening up the campus to a wider audience and strengthening community engagement.

This year, Vastint Latvia has been recognised in two remarkable competitions, reaffirming their commitment to creating a high-quality, sustainable, and contemporary environment.

Magdelēnas kvartāls office buildings among finalists of the Latvian Architecture Award 2025

The two new Magdelēnas kvartāls office buildings have been named finalists in the 2025 Latvian Architecture Award in the category Commercial and Industrial Buildings (including hotels, offices, retail, and manufacturing buildings).
In the competition entry, the buildings are described as the new landmark of Magdelēnas kvartāls – distinctive yet complementary. The building at 17 Antonijas Street connects with the existing streetscape, continuing the rhythm of traditional dual-pitched roofs, while the free-standing 21 Antonijas Street introduces a contemporary architectural language with a recessed top floor.
The façades stand as a modern paraphrase of Art Nouveau – light contrasted with dark. The tinted concrete sandwich panels create a contrast between one building in warm terracotta tones and the other in a dark anthracite shade. Both buildings are constructed from prefabricated reinforced concrete elements, offering flexible and functional layouts. They are also designed to achieve LEED Platinum certification and meet the energy efficiency standards of nearly zero-energy buildings (nZEB).

The Latvian Architecture Award is the highest national recognition in the field, celebrating excellence in architecture since 1995. The award promotes industry development and raises public awareness of the importance of high-quality architecture. Organised by the Latvian Association of Architects with the support of the Ministry of Culture, the award encourages appreciation and celebration of good architecture.

At this year’s Baltic Real Estate Leaders Forum (BREL), Vastint Latvia received two distinctions – Developer of the Year as chosen by the jury, and the Forum Audience Prize for the Magdelēnas kvartāls project.
